Platform Verification & Membership Pathway Information

This document is separate from your FCRA Disclosure. It contains non-FCRA information about how your background screening results are used on the platform, what your membership pathway means, and how identity and ownership verification work. Travelers should have already received and signed the FCRA Disclosure & Authorization as a separate document.

Membership Pathway Determination (Travelers)

Following completion of background screening by SecuredStays' licensed third-party consumer reporting agency, your account will be placed on one of the following membership pathways:

All five components satisfied: identity confirmed, criminal clear, eviction clear, credit meets threshold, assignment verified
Full platform access. Standard escrow terms apply.
Enhanced Assurance Path
Components 1, 2, 3, and 5 satisfied: identity confirmed, criminal clear, eviction clear, assignment verified. Credit evaluation received and stored — not applied as a gatekeeping criterion for this pathway
Full platform access with adjusted escrow terms. You will receive a separate adverse action notice before this pathway is finalized.
Denial
Disqualifying criminal record or eviction history as defined by SecuredStays platform standards
Membership application denied. You will receive a formal adverse action notice with your rights to dispute.
PRIVACY NOTE: Your credit score and membership pathway are NEVER disclosed to property owners. Owners see only your “Verified” status, regardless of which pathway you are placed on. All screening results are used solely by SecuredStays for internal platform eligibility determination.

Individualized Assessment (Criminal History)

SecuredStays does not apply a blanket disqualification for all criminal history. In evaluating criminal records, SecuredStays considers the following factors before making an eligibility determination:

The nature and gravity of the offense

The time elapsed since the offense or completion of the sentence

The nature of the membership being sought and the bearing the offense may have on fitness as a tenant

Evidence of rehabilitation or changed circumstances

If you are notified that your application may be denied due to criminal history, you have the right to provide additional context, explanation, or evidence of rehabilitation before a final determination is made. Contact SecuredStays at support@securedstays.com to exercise this right. This process is consistent with guidance issued by the U.S. Department of Housing and Urban Development (HUD) regarding Fair Housing Act compliance.

Identity Verification — Stripe Identity (All Users)

All SecuredStays users — both travelers and property owners — are required to complete identity verification through Stripe Identity before accessing any platform features. This verification involves:

Submission of a government-issued photo identification document (driver's license, state ID card, or U.S. passport)

A real-time selfie or facial image for biometric matching against the submitted identification

Stripe Identity is NOT a consumer reporting agency under the FCRA. Identity verification does not produce a consumer report and is governed separately by the Stripe Identity Terms of Service (stripe.com/legal/identity) and Stripe's Privacy Policy (stripe.com/privacy). Biometric data collected by Stripe is retained and deleted per Stripe's data retention policies. SecuredStays does not store biometric data.

Property Ownership Verification (Property Owners Only)

In addition to identity verification and criminal background screening, all property owners must pass property ownership verification before any listing is approved and made visible to travelers. This verification confirms that the person listing a property is the legal deed owner or an authorized agent of the entity that owns it.

Individual owner
Automated lookup against public deed records via ATTOM Data. The name on the deed is matched against the owner's Stripe Identity-verified name. A match of 75% or higher is auto-approved.
LLC, Corporation, or Trust
Owner uploads authorization documentation (operating agreement, corporate resolution, or trust document naming them as trustee). SecuredStays compliance staff review and approve before the listing goes live.
Property not found in records
SecuredStays compliance staff conduct manual review — typically within 24 hours.
Property ownership data is sourced from ATTOM Data Solutions, a national public records aggregator. SecuredStays uses this data solely for ownership verification purposes and does not use it for any consumer reporting function under the FCRA.

Platform Access Flow

For Travelers:

Step 1 — Free Account
Create a free account with your basic information. No payment required.
Step 2 — Identity Verification
Complete government ID verification through Stripe Identity. Free. Required before screening or membership payment.
Step 3 — Background Screening & Membership
Background screening by SecuredStays' licensed consumer reporting agency occurs. Based on results, your membership pathway is determined. Pre-adverse and adverse action notices are issued if applicable, with required waiting periods, before your pathway is finalized. You then purchase your annual membership.

You will not be charged for membership until after the adverse action notice process is complete and your pathway has been confirmed.

For Property Owners:

Step 1 — Free Account
Create a free owner account. No payment required.
Step 2 — Identity Verification
Complete government ID verification through Stripe Identity. Free.
Step 3 — Criminal Background Check
Background check conducted by SecuredStays' licensed screening provider. Results reviewed by SecuredStays compliance staff only.
Step 4 — Property Ownership Verification
Ownership verified via ATTOM public deed records (individual) or document upload (entity). Listing saved as draft until approved.
Step 5 — Listing Goes Live
Once all three checks are approved, your listing is published and visible to verified travelers. The Verified Owner badge activates on your profile.

Enhanced Assurance Path — What It Means (Travelers)

If your credit score is below the platform threshold but you have no disqualifying criminal or eviction history, you may be offered membership on the Enhanced Assurance Path. Before this pathway is finalized, SecuredStays will:

Send you a Pre-Adverse Action notice informing you that you may be placed on adjusted terms based on your credit score

Give you at least five (5) business days to review your consumer report and dispute any inaccurate information

Only finalize the Enhanced Assurance pathway after the waiting period has passed without a successful dispute

The Enhanced Assurance Path is not a denial. It is an alternative pathway that gives you full access to the platform while providing property owners with additional financial security at placement.

No badge is awarded without all listed checks passing. Badges are revoked immediately if any underlying verification is withdrawn or fails re-verification.

Disputing Verification Results

If you believe any verification result is inaccurate, the following dispute paths are available:

Background screening (travelers): Dispute directly with the screening provider identified in your adverse action notice. SecuredStays cannot modify screening results.

Identity verification: Contact Stripe Identity support at stripe.com/support. SecuredStays does not control identity verification outcomes.

Property ownership (owners): If your name was not matched against the deed, contact admin@securedstays.com with subject line 'Ownership Dispute — [Your Name].' Our compliance team will review manually.

Criminal background check (owners): Dispute directly with the screening provider identified in your notification. Contact admin@securedstays.com to request the provider's contact information.

Anti-Discrimination Platform Design

SecuredStays has made deliberate design decisions to reduce the opportunity for discriminatory conduct on the platform. These decisions are not incidental — they are core to how the platform operates.

No profile photographs. SecuredStays does not display profile photographs of any user — travelers or owners. Housing decisions are made on the basis of verified credentials, not appearance.

No full legal names. SecuredStays does not display full legal names of travelers to property owners. Travelers are identified by their platform username only. Travelers may voluntarily share their name in a message — the platform will never require or display it.

Verified status as the basis for connection. All travelers who appear in an owner's inbox are fully verified members who have passed identity, criminal, eviction, and assignment verification. The verification system — not personal characteristics — is the basis for access.

Dual-pathway access design. The Standard and Enhanced Assurance pathways are designed so that no traveler is denied platform access solely on the basis of credit history, provided criminal and eviction criteria are satisfied. Both pathways provide identical listing access, messaging access, and placement eligibility.

Message limiting. Traveler messaging is limited to one message per owner until the owner responds. This protects owners from unsolicited volume and ensures that conversations begin on equal footing.

These design decisions are consistent with the Fair Housing Act and HUD guidance on reducing discriminatory housing practices. SecuredStays property owners agree, as a condition of platform use, to make connection decisions based on verified credentials only.
